How?
The process starts with a survey to ascertain the suitability of your house for extra storey(s). We check the strength of existing perimeter walls as well as the strength of the foundations.
If all is well you will receive a proposal detailing the works and the costs.
On agreement the funds are deposited in an escrow account administered by a member of RICS (Royal Institute of Chartered Surveyors). The Storey Builder will be paid pre-determined amounts as the works progress with agreement of the RICS surveyor.
The release of the deposit will initiate the engagement of Building Control, a visit by a structural engineer followed by a full architectural survey. Plans will be produced for your approval and to notify the Council.
When you, the architect and the structural engineer are happy and we agree a period suitable to start the build we go to the prefabrication stage. The new walls and roof are built off site along with the cladding that will match the existing walls and roof finish.
When the prefabrication is complete at the factory we will fix the start date.
It Starts
The scaffold goes up in one day and incorporates a stairs access to the second floor level
for operatives and materials access. The roof is removed the next day and carted away.
The new floor is laid and made weatherproof.
The pre-booked delivery of the structural walls and roof happens the very next day and is
craned into position and bolted together. The prefabricated roof and wall exterior panels
are then fixed in place leaving a section with a secure temporary door for materials and
operatives. Openings for the prefabricated windows are included.
The triple glazed windows are brought from storage the day after the walls are in place
and fitted to FENSA regulations. The internal linings of the walls are started at the same time.
The prefabricated stairs are brought to site and fitted. The final connection to the existing
stairs at first floor level is left until last when the second floor is opened for the final integration to the rest of the house.
The underfloor heating is installed, the engineered wood floor is laid on acoustic mats and acoustically resilient partitions are built incorporating fire doors and skirting. The final touches are made, walls ceilings and woodwork are painted and the new local fuse board is connected.
